Local Search Ranking Factors for 2026 for AI and SEO Optimization

Olympia Caswell • January 21, 2026

In 2026, local search rankings are no longer just about adding keywords or building backlinks.

Google (and AI tools like ChatGPT, Gemini, and AI Overviews) are now trying to answer a single, dominant question:

“Is this local business real, trusted, popular, and relevant for this searcher right now?”

What Matters Most for Local SEO in 2026?

Local SEO today has 3 major “game boards” where results are shown: Local Pack, Local Organic and AI Discovery. The following is an example of each.

1. Local Pack / Maps (The 3-map results)

The Google 3-Pack is the map section that appears near the top of search results and highlights three nearby businesses. It shows key details like the business name, star rating, review count, hours, and buttons to call, get directions, or visit the website. Businesses rank here mainly based on proximity, relevance, and prominence (reputation). The most important ranking factors are: Google Business Profile (GBP) signals, Reviews, and Website (On-Page) signals.

2. Local Organic (The regular website results)

Organic local search results are the regular website listings (not the map) that Google shows for searches with local intent, such as “roof replacement near me” or “Dedham car accident lawyer.” These rankings are driven mostly by traditional SEO signals - strong page content, keywords, backlinks, site quality, and location relevance. The most important ranking factors are: Website (On-page) signals, Links, and Behavioral signals.

The best page that fits the ranking criteria for
"roofing company showing case studies in MA" is the roof replacement case study page on the Master Roof website.

3. AI Overviews (The summary at the top of Google Search results)

Google AI Overviews are AI-generated, concise summaries at the top of Google Search results, designed to answer complex queries directly using information from across the web. Powered by Gemini, they provide quick, summarized answers with citations for deeper exploration. The most important ranking factors for AI Overview and Discovery are:

  • Website (On-page) signals
  • Reviews
  • Citations (Mentions)

Google’s AI Overview is pulling text, links, and images directly from this Canvas n Cup article, proof that a detailed, thorough blog post can earn real visibility in AI-driven search results.

3. AI Discovery (ChatGPT, Gemini, Grok, etc.)

AI-discoverability is how easily your business can be found and recommended by AI search tools (like Google AI Overviews, ChatGPT, Bing Copilot, and voice assistants). It depends on having clear, consistent, trustworthy information across your website, Google Business Profile, reviews, directories, and reputable mentions so AI can confidently understand who you are, what you offer, and where you serve. The most important ranking factors for AI Discovery are:

  • Website (On-page) signals
  • Reviews
  • Citations (Mentions)

Interestingly, most AI platforms were unable to read reviews directly from Google. Instead, they initially pulled review data from Avvo.com. However, once we specifically prompted the platforms to look for Google Reviews, Jason Ranallo appeared first - largely because his Google reviews are embedded directly on the Jason Ranallo Personal Injury Lawyer homepage. In addition, the website includes a dedicated Testimonials page, which further reinforces positive review sentiment and gives AI multiple trusted sources to reference. Together, these elements make Jason Ranallo’s reputation easier for AI platforms to discover, understand, and surface in results.

Each of these seach types have different search algorithms, so you don’t rank the same way in all three.

But the good news is: the same core work improves all of them - just with different priorities.
